Presented with a legally unbuildable lot largely within a flood zone, a variance was required to begin this project. A small area of highland provided just enough room and soil depth for foundation walls to support 70% 0f the project and just enough woodland to push into the grade and screen the project from an adjoining recreational trail. As the bluff gave way to a steeper slope to the river basin, a portion of the project was elevated on posts, minimizing excavation and erosion on the downslope, and maintaining a natural pattern of water runoff.
